How the math works

The principal-and-interest portion uses the standard amortizing-loan formula: a fixed monthly payment where early payments are mostly interest and later payments are mostly principal. Taxes and insurance are your annual amounts divided by 12 and added on top — lenders often collect them monthly into an escrow account and pay the bills for you.

What to try

  • 15 vs 30 years: a shorter term raises the payment but can cut lifetime interest dramatically. Run both.
  • A bigger down payment: shrink the loan amount and watch every line of the result move.
  • Don't forget the "TITI" extras: utilities, maintenance (budget roughly 1% of the home's value per year), and HOA special assessments all live outside this calculator.
